🏡 Susan Says: Think Buying Your First Home Is Years Away? Think Again!

Your Dream of Homeownership in Williams Lake Might Be Closer Than You Think!

Are you renting in Williams Lake and wondering if you'll ever be able to afford a home of your own?

You're certainly not alone!

With the cost of living, rising rental expenses, and the challenge of saving for a down payment, it's easy to feel like buying your first home is still years away.

But here's something I want first-time buyers to know…

You might be closer to owning your first home than you realize!

And sometimes, the secret isn't waiting until you can afford your dream home. It's starting with a home that gets you into the market.

🔑 1. Your First Home Doesn't Have to Be Your Forever Home

One of the biggest misconceptions I see with first-time buyers is the idea that their first home needs to check every box.

Three or four bedrooms, a big yard, a garage, a beautiful kitchen, and maybe even a little acreage.

And while those are wonderful goals, your first home doesn't necessarily need to be your forever home.

Sometimes, the smartest first step is purchasing a property that fits your budget today and building toward your future goals.

Here in Williams Lake, that might mean considering a smaller single-family home, a townhouse, a manufactured home, or a property that needs a little cosmetic updating.

The important thing is finding a home that fits your financial situation and lifestyle.

💰 2. You May Not Need a 20% Down Payment!

Here's something that surprises a lot of first-time buyers.

You don't necessarily need 20% down to purchase a home in Canada!

For eligible purchases, the minimum down payment can be as little as 5% of the purchase price for homes priced at $500,000 or less.

Let's look at an example.

If you're considering a starter home in Williams Lake priced at $250,000:

Down PaymentAmount Required
5%$12,500
10%$25,000
20%$50,000

That's a pretty significant difference!

Instead of thinking you need to save $50,000 for a down payment, you may be able to get started with just $12,500!

Of course, buyers putting down less than 20% will generally require mortgage default insurance. You'll also need to budget for closing costs, legal fees, inspections, and other expenses.

But here's the point: Homeownership might be more achievable than you think!

🏡 3. Start Small and Build Toward Something Bigger

Think of your first home as a stepping stone.

Instead of waiting years to save for the perfect property, purchasing a more affordable starter home may allow you to begin building equity sooner.

As you pay down your mortgage, you gradually increase your ownership stake in the property.

And if property values increase over time, that may provide additional equity toward your next purchase.

Of course, real estate values can also fluctuate, and buying comes with expenses that renting doesn't, including maintenance, property taxes, and insurance.

That's why it's important to purchase a home you can comfortably afford and plan to own for a reasonable period.

Susan Says: Your first home doesn't have to be perfect. It just has to be the right first step!

💵 4. Take Advantage of First-Time Homebuyer Programs

There are several programs available in Canada that may help make purchasing your first home more achievable.

Some options worth exploring include:

  • First Home Savings Account (FHSA): An eligible first-time buyer can contribute up to $8,000 annually, subject to a $40,000 lifetime limit, with valuable tax benefits.

  • Home Buyers' Plan (HBP): Eligible buyers may be able to withdraw up to $60,000 from their RRSP toward purchasing a qualifying home.

  • BC Property Transfer Tax Exemption: Qualifying first-time buyers may receive a full or partial exemption from property transfer tax, depending on the property's value and other eligibility requirements.

  • Insured Mortgage Options: Eligible buyers may qualify for a mortgage with less than 20% down.

Speaking with a qualified mortgage broker or lender early in the process can help you understand which programs you qualify for and what you can realistically afford.

📍 5. Why Williams Lake Can Be a Great Place to Start

One of the things I love about working in Williams Lake real estate is the variety of properties available throughout our community.

From smaller homes within city limits to townhouses, manufactured homes, and properties in surrounding neighbourhoods, there are different options for buyers at various stages of life.

And for first-time buyers who are willing to consider a property that needs a little updating, there may be opportunities worth exploring.

Sometimes a home with an older kitchen, dated flooring, or a little cosmetic work can be a great place to start.

The key is knowing the difference between a property that needs a little TLC and one that could become a costly renovation project.

That's where having an experienced REALTOR® on your side can make a difference.

⏰ 6. Stop Waiting for the Perfect Time

I often hear buyers say:

"We're going to wait another year."

"We want to save a little more first."

"We're waiting for prices or interest rates to come down."

And sometimes waiting absolutely makes sense!

But before you decide that homeownership is still years away, I encourage you to explore your options.

You might be surprised by what you can qualify for, how much you actually need for a down payment, and what properties are available within your budget.

The goal isn't to rush into buying a home. It's to make an informed decision based on your financial situation and the opportunities available to you.

🍂 Susan Says: Falling Into a Sale!

Tips for Selling Your Home This Fall in Williams Lake, BC

Fall is one of the most beautiful times of year in Williams Lake and the Cariboo! The golden leaves, crisp mornings, and colourful countryside make this season something special.  But did you know fall can also be a great time to sell your home?  While spring and summer are traditionally busy real estate seasons, there are still buyers actively searching in the fall. Many are hoping to find the right property and settle in before the snow flies!  If you're thinking about selling this fall, here are a few tips to help your home stand out.

🍁 1. Make a Great First Impression

Those beautiful fall leaves look much better on the trees than piled up on your front steps!  Keep your lawn tidy, rake leaves, clear walkways, and add a few simple fall decorations to your entrance. A welcoming exterior sets the tone before buyers even walk through the door.

💡 2. Brighten Things Up

With shorter days and cooler weather, lighting becomes especially important.  Open blinds, clean windows, and turn on lights before showings. A bright, welcoming home can make a big difference, especially during those grey Cariboo fall afternoons.

🏡 3. Create a Cozy Atmosphere

Help buyers imagine themselves spending a cold winter evening in your home.  A few soft blankets, warm neutral colours, and a clean fireplace can make your space feel comfortable and inviting. Keep things simple and avoid clutter.

🔧 4. Show Buyers You're Winter-Ready

We all know Williams Lake winters can arrive early!  Buyers want confidence that a home is ready for colder weather. Service your furnace, check windows and doors for drafts, clean gutters, and make sure heating systems are in good working order.  For rural properties, don't forget about driveway access, snow removal, wells, and outbuildings.

🌲 5. Showcase That Cariboo Lifestyle

Whether it's a backyard fire pit, a covered deck, a beautiful acreage, or a view of the changing leaves, fall is a great time to highlight outdoor features.  Remember, buyers aren't just purchasing a house — they're purchasing a lifestyle!

💰 6. Most Importantly... PRICE IT RIGHT!

Here's where I can't emphasize enough how important the right pricing strategy is.  As we head toward winter, the selling window gets shorter. Overpricing your home just to "see what happens" can mean missing serious buyers and spending months chasing the market with price reductions.

My job isn't to tell you what you want to hear about your home's value. It's to help you understand what today's Williams Lake real estate market is actually supporting.  The right price, great presentation, and professional marketing can make all the difference.

🍂 Thinking About Selling This Fall?

You don't necessarily have to wait until spring to make your next move!  Whether you're selling a home in Williams Lake, an acreage in 150 Mile House, or a property anywhere throughout the Cariboo, I'd be happy to help you understand your home's value and create a marketing strategy that works.

Because remember, it's not just about getting your home LISTED... it's about getting it SOLD!
